LANDMARK Southport office building McLaughlins House has sold to an undisclosed buyer for $3.75 million.

More than 52 potential investors registered their interest in the blue-chip property during an expression of interest campaign.

On the corner of Hicks and Davenport Street, the office sold on a lease back arrangement to McLaughlins Solicitors.

The premises were purposely remodelled for the law firm in 2000.

McLaughlins Solicitors has entered into a five-year lease, with a five-year option, for a net return of $255,237 per annum, plus GST - equating to a yield of 6.5 per cent after land tax.

Colliers International Gold Coast agent Brad Johnston negotiated the deal.

He says the majority of interest was from private Gold Coast and interstate investors.

"The sale is a reflection of the current marketplace, with a huge growth in the business sector meaning there's strong demand for, but short supply of, office buildings," he says.

"Southport in particular is highly sought after by investors looking for quality premises with solid returns."

The 822sqm McLaughlins House comprises a 407sqm ground floor, 344sqm second floor and a covered 71sqm entertaining area on a 698sqm site. It has basement security parking for staff and clients.

"The location of McLaughlins House - in the heart of the central business district, close to the Southport Court House and public car parking - made it very popular," says Mr Johnston.

"The quality of the tenant, one of the Gold Coast's longest-running law firms, was also a large part of the appeal."
